Major Floor Work Update

Well it’s been over a month now and still more to do, seems like every time I open a wall or take off flooring more repairs are needed, The bedroom area is much worse than the kitchen area. looks like the room was added onto a long time ago, like 6-7 feet, it does not have tree timbers and is sagged or just not properly built.

I find nothing square and not level, I am trying to level the sub-floor the best I can without removing the floor joists, one wall you can see where a window was removed many years ago. The wall that divides the two rooms is not plum and not load bearing, that said we decided to open the wall on one end (see pic).

Also the middle of the wall is open to the crawl space and lets cold air enter in the winter, also as I mentioned none of these bedroom walls have any insulation. most of the electrical lines are loose and the staples are missing or have rusted away.

Guest House Floor: Moisture Repair, Encapsulation, and Joist Replacement

Well we have some major floor work ahead in the guest house, I’ve known moisture had been an issue for some time now. Now that the weather is getting cooler it’s time to get this repaired.

We will encapsulate the crawl space as well as run a dehumidifier in the crawl. Most of the water seepage has been addressed so now it’s time to repair a few floor joists as well as install a “real” subfloor, instead of boards that were put in many decades ago.

We will do one room at a time, I already replaced the bathroom floor a few years ago. The bedroom will get done last as some foundation jacking will be required to get a better level floor. I just spotted another snake skin that was not there a couple days ago! I have not seen any snakes since my first encounter (moth balls were added). But it would clearly look like a snake has been in there.
