Mini Split Install to Den

After paying utilities both propane (heat) and electric (AC) for 2 years I’m taking action to reduce costs, so much other work was needed that even though the HVAC system did work I knew when I got a handle on the major repairs that this needed to be addressed.

Let’s start with the den which is 420 square feet, added to the house about 25 years ago. however the HVAC that had been installed was never configured to have this den added. The way they worked this addition was to disconnect 3 floor vents on the first floor and run ductwork to the new den and add 3 floor vents, even at that during hot and humid summer days I still had to run a window unit in the den to cool it, along with an electric heater in the cold days.

Now that problem is fixed! I’ve installed an 1 ton (12,000 BTU) energy efficient mini split heat pump and it works great! You can’t hear it running! I plan on getting the same model for the guest house as it uses window units for heat and AC.

In the big picture I want to eliminate the need for the propane furnace that has already costs over $700 for propane gas. The main house AC/ Furnace is dated 2005! and is rated at 12 SEER. Mini split ductless units easily approach 20 SEER and higher. This house has ducts in the hot attic and the cold crawl space so needless to say I am losing heating and cooling when the old system runs.
